Floor Plan and Measuring Services

Tax records floor plans and living areas can differ and are not always reliable. Utilizing state-of-the-art sketch software, Trifoso Appraisal Services can professionally measure your home. I am qualified in ANSI standards and will provide a quality detailed gross living area (GLA) floor plan for a broker/realtor home sale portfolio or for general homeowner knowledge. Prices may vary based on the size and complexity of design.

Trifoso Appraisal Services can provide an in-depth marketing package designed to give you an analysis of your home’s current market value by providing tax records, neighborhood market trending data, and multiple listing information included together in an easy-to-read file. Ordering Process

At Trifoso Appraisal Services I believe in being direct and try to keep the process easy and simple. Therefore, I do not have an order form on the website. If you are interested in any of my services (residential appraisal/floor plan measurement/market research), please contact me by phone or email. I will respond to you within the same day. This way, we can discuss personally what you are looking for, negotiate pricing, and discuss how I can assist you in the process. I can be reached at:

Normally, if an appraisal is scheduled, the plan is as follows:

  1. I will research the property at my office.
  2. I will schedule and physically inspect the property by measuring the living area (outside/inside), take photos of the exterior and most of the interior rooms, and notate the condition of the
    home and any upgrades. I utilize state-of-the-art appraisal inspection software (Total for Mobile) which is a simple process of a laser measuring device and an IPad.
  3. Please provide a list of features about the home that can be helpful to gain market value.
  4. After compiling all the data on the property and physical inspection, I will put everything together in a PDF report.
  5. The report will be emailed to you the customer usually within 48 hours, depending on the complexity and scope of work of the assignment.
  6. I am always available to discuss with you personally should you have any questions or comments before, during, and after this process.

If you are ordering a floor plan measurement, this involves just a physical interior/exterior inspection of the home and only measurements to be taken at that time. After that, the floor plan will be emailed in a PDF file usually within 48 hours of the inspection. 
If you would like to order a market research portfolio, this does not involve an interior physical inspection of the dwelling. I may drive by the property and personally inspect the exterior. If the subject property is new and there is not enough data to be compiled to gain the proper market research, then it will be necessary for me to upgrade the order to a full appraisal.
